Statement of Practice

Candy Harper is the managing shareholder for the law firm of Trainor Fairbrook. Her practice focuses on all legal matters involving commercial property management, lease enforcement and collection issues, as well as the negotiation and drafting of office, retail, industrial, cell tower and other commercial leases.

As an attorney in the firm’s Property Management Department, Ms. Harper concentrates on lease enforcement and other real property litigation issues, primarily representing landlords and property managers on matters involving default notices for the payment of rent or the performance of other lease covenants, abandonment issues, unlawful detainer actions, complaints for rent, lease audits and other lease disputes requiring litigation, as well as the documentation of assignments and amendments.

Approaching disputes pragmatically, Ms. Harper creatively designs settlements or workouts which acknowledge, but resolve to the client’s best advantage, the competing interests of both landlord and tenant.

Ms. Harper is widely recognized for her knowledge of property management law. She has presented numerous seminars on lease enforcement and property management issues, including seminars for the Continuing Education of the Bar, Lorman Education Services, Building Owners and Managers Association, Institute of Real Estate Management and the National Business Institute, as well as seminars for clients and various real estate industry groups. She also has been an instructor for the Building Owners and Managers Association’s college-level Law for Property Managers.

Ms. Harper’s transactional practice includes the representation of parties in planning, negotiating and drafting a wide range of office, retail, industrial, cell tower and other commercial lease documents. Having litigated lease issues for many years, Ms. Harper’s clients benefit from her experience which is reflected in each lease and the related documents.
